Commercial Fit-Out Cabling and Communications in Melbourne

The communications package for new builds, extensions and refits of offices, retail and commercial sites: cabling, comms room, Wi-Fi, internet, phones, cameras and doors.

Last updated:

For a commercial fit-out in Melbourne, Kookaburra Comms handles the communications package: structured cabling by an ACMA registered cabler, the comms room, Wi-Fi and network, internet ordering and failover, 8x8 phones, CCTV and access control. We join at drawing stage, work to the builder's programme on new builds and extensions, and hand over test results and as-built documentation.

What's included

New builds and extensions, one communications package

A fit-out has a lot of trades, and communications usually ends up split across several of them. The electrician pulls some data cable, the security company runs its own camera cable, the IT provider arrives at the end to plug things in, and nobody planned the comms room. The result shows up after handover, as Wi-Fi dead spots, cameras on the wrong network and a rack nobody can read.

We take the communications side as one package. Cabling, comms room, Wi-Fi, network, internet, phones, cameras and door access are designed together from the drawings and installed in the right order, by one team.

Jarrod and the team work on both kinds of job:

For builders, project managers and fit-out companies

If you’re running the build, we can take the communications package as a subcontractor. That gives you one contact for a part of the job that otherwise touches four trades.

What that looks like on site:

Getting the internet in on time

The internet service is the item most likely to hold up occupancy, and it sits outside the builder’s control. Some addresses need construction before a higher-grade service can be delivered, and the lead time can be longer than the fit-out itself.

We qualify the address early and order the service as soon as the client commits. If it still won’t arrive in time, a business 5G service can run the site until the fixed connection is live, then stay on as failover. Internet lead times for a new tenancy covers this in more detail.

Retail, warehouse and regulated sites

Different sites need different things from the same package.

Retail fit-outs need POS and EFTPOS cabling, payment systems kept separate from customer Wi-Fi, internet failover so the store can keep taking cards, and cameras over the counter and entries. Retail fit-outs covers that work.

Warehouses need Wi-Fi that follows the racking, cameras across docks and yards, and long cable runs that change where switching sits. Some distribution sites, including medicinal cannabis distributors, also have security conditions attached to their licence. Warehouse and distribution covers those sites.

Built so the next change is easy

Fit-outs are designed for day one, but the tenancy will change. We plan spare outlets and rack space while the ceilings are open, size PoE for the cameras and access points the site will eventually run, and label everything to a consistent scheme. When the business adds desks or extends again, the work starts from accurate documentation instead of a cable tracer.

Frequently asked questions

When should a communications contractor join a fit-out?
At drawing stage, before the ceilings are designed and the comms room is located. Outlet positions, access points, cameras and doors all need cable paths, and the comms room needs power and ventilation. Changing any of that after the ceilings close costs far more than getting it on the drawings.
Do you work as a subcontractor to builders and fit-out companies?
Yes. We can take the communications package under the builder or project manager, work to their programme and site rules, and deal with the client directly on the parts only they can decide, such as the internet service and the phone system.
Can you extend the cabling and network in an office we already occupy?
Yes. We check the existing cabling, rack space, switch ports and PoE budget first, so the extension joins the network properly rather than hanging off a spare port. Noisy or disruptive work can be done after hours or on weekends so the business keeps trading.
Do you cover the electrical work as well?
No. Power is the electrician's work. We coordinate with them on the comms room, power for racks and access control, and the cable paths, so the two trades don't clash in the ceiling.
What do you hand over at the end of a fit-out?
Test results for every cable, labelled outlets and patch panels that match each other, an as-built drawing, and network documentation covering the switching, Wi-Fi, internet and access to each system. The business owns the admin access to its own equipment.
